University Studio Apartments Gets More Tenants!
Do You Want More Tenants For Full Occupancy???
University Studio Apartments is a 77-unit studio apartment complex in Albuquerque located close to the University Of New Mexico (UNM) and Central New Mexico Community College (CNM). Let’s first hear what one of the owners, Randy Lunsford, has to say:
Observations about University Studio Apartments
- We know that their website has been effective in attracting more tenants. It is found on the first page of Google for 10 or more keywords that prospects actually search for. Google Analytics shows us that a steady stream of traffic is coming from around the world. A graduate student found the site from South Korea and is now a tenant. Prospects use the Contact Form to communicate when the phone is not convenient. Now there is always a waiting list of prospects wanting to live here.
- What good is a pretty website that can’t be found by Google when prospects are searching, doesn’t answer the questions prospects ask, and doesn’t attract the tenants you want? There are a lot of important factors that go into creating a website that can be found on the first page of Google by prospects looking for what you have to offer.
- Previously, the local newspaper and Craigslist had been used to advertise for new tenants. These are no longer effective and usually only attracted “tire kickers” and just a waste of advertising money. Prospects now find these apartments while searching online and can quickly determine if they are suitable before even picking up the phone to call the manager.
- The first step was to consult with Randy, Stephen, & Jose to understand their needs and then propose an appropriate layout that would attract the right tenants and also be found by Google when they were searching.
- We wanted a clean-looking layout that was intuitive and fast to navigate. It should present all the right information to not only address the prospective tenant’s questions, but it should be done in a way that would also ensure top rankings in the search engines. Our efforts would be wasted if the site couldn’t be found by prospects.
- Notice how photos & videos are used to highlight the important features from the perspective of people searching for a studio apartment in this location.
- Roger quickly realized that Jose, the maintenance manager, was very much appreciated by the tenants and was a valuable asset. But how were we going to feature Jose when he didn’t want his photo on the site? Finally, Roger sat down with Jose and showed him an initial version of the site and explained why he should be featured. That did the trick and Jose suggested how he should be featured and became an enthusiastic participant. Take a look at the Maintenance and About pages for more about Jose.
- While working with Stephen, the manager, it became evident that their on-site Laundry Room was a very important feature desired by tenants, so we added an extra page highlighting the Laundry Room.
- All photos, videos, & written content were created by Roger after interviewing the appropriate people. Randy created material for several of the blog posts that were then edited by Roger to be search engine friendly.
- So when you take a look at this site, keep in mind that it was designed to attract the desired tenants and be found on the first page of Google.
Now let’s hear what Stephen Garcia, the manager, has to say. He loves working with the residents. When you visit the site and take a look at the video testimonials you will also see how much residents appreciate Stephen.
So why is this be important to you?
- If you are looking for an inexpensive business card website that can only be found from the link on your business card, then we probably are not a good match. Those sites don’t show up on the first page when people use Google to search for your products, and might not even show up on the next 13 pages. They are usually invisible.
- On the other hand, do you want a strong online marketing presence that will help bring more qualified prospects so your apartments are always fully occupied?
- Do you want to be found on the first page of Google when people are searching for apartments like yours?
